Happy New Year!

Wild West Realty, would like to introduce Ashley Hineline our newest Broker Associate. She just recently came onboard with WWR and we are thrilled to have her! Ashley is a mother of four, an active volunteer in the community, loves Ouray and cares about others. She is an experienced Realtor and she is very knowledgeable about the short term rental market as well.  Please come on by sometime and introduce yourself, if you haven’t meet her already.

 

Thursday evening music in the park is a much anticipated summer event! After a long winter, locals and visitors alike look forward to kicking off their shoes and dancing in the green grass to the free live music. The summer music series starts in Ouray every Thursday evening in June and then moves to  Ridgway in July.  So grab a blanket or a lawn chair and come enjoy the shows!

Now is an excellent time to list your home. Inventory is very low and there are buyers looking for homes and they are selling quickly,  if the house isn’t over priced. Unfortunately, the days of price speculation is over.  The average time for a home on the market in Ouray, Ridgway and Montrose is less than 30 days before going under contract, if it’s priced right. Little Cup of Tea, celebrated the opening of its tea room this past weekend on April 15th. It is beautifully decorated and serves various teas and delicious pastries. The owner Sandi Woodman, also owns and operates Little Bucket of Flowers in Ouray.  Little Cup of Tea will cater to the local community during the late fall, winter and spring months. I look forward to more events in this lovely new addition to Ouray.

There have been a lot of shifts in the housing market recently. Mortgage rates rose dramatically last year, impacting many people’s ability to buy a home. And after several years of rapid price appreciation, home prices finally peaked last summer. These changes led to a rise in headlines saying prices would end up crashing.

Even though we’re no longer seeing the buyer frenzy that drove home values up during the pandemic, prices have been relatively flat at the national level. Lawrence Yun, Chief Economist at the National Association of Realtors (NAR), doesn’t expect that to change.

You might think sellers would have to lower prices to attract buyers in today’s market, and that’s part of why some may have been waiting for prices to come crashing down. But there’s another factor at play – low inventory. And according to Yun, that’s limiting just how low prices will go:

“We simply don’t have enough inventory. Will some markets see a price decline? Yes. [But] with the supply not being there, the repeat of a 30 percent price decline is highly, highly unlikely.”

A lot of people expected prices would crash this year thanks to low buyer demand, but that isn’t happening. Why? There aren’t enough homes for sale. If you’re thinking about moving this spring, partner with a trusted real estate broker.
